What is the landlord responsible for?
repairs to the structure and exterior of the property, heating and hot water installations, basins, sinks, baths and other sanitary installations
the safety of gas and electrical appliances
the fire safety of furniture and furnishings provided under the tenancy
ensuring that the property is fit for habitation
repairing and keeping in working order the room and water heating equipment
the common areas in multi-occupancy dwellings
What is the tenant responsible for?
paying the rent as agreed and taking proper care of the property
bills for gas electricity, telephone, etc if this was agreed with your landlord
in most cases, paying the council tax, water and sewerage charges
Landlords and letting agents
The Tenancy Deposit Scheme came into force on the 6th April 2007. If you are not protecting a tenant’s deposit you will be ordered to repay three times the amount to the tenant so find out how you can protect deposits and resolve disputes.
Protecting the deposit
Within 14 days of taking the deposit, you must provide your tenant with details of how the deposit is being protected including:
the contact details of tenancy deposit scheme
the contact details of the landlord
how to apply for the release of the deposit
information explaining the purpose of the deposit
what to do if there is a dispute about the deposit
Tenants have a responsibility to return the property in the same condition they took it on.
